Agents
The listing that stalled
Expired listings, houses that need more work than a retail buyer will take on, landlords who want out with the tenant still in place. Send us the address and we will tell you quickly whether it is a fit.
We pay cash, so your client gets a firm number with no lender or appraisal behind it. If listing the house would net your client more than our offer, we will say so plainly.
Compensation is discussed deal by deal, in writing, with your brokerage.
Estate attorneys & fiduciaries
An estate with a house in it
Heirs in different states, a house nobody has been inside for a year, a personal representative who needs one clean sale. We have been through enough of these to tell you early whether a sale is realistic yet or whether the estate needs a step from the court first.
The closing date follows the estate, not us. We are not attorneys and we do not pay attorneys for referrals.
Property managers
An owner who wants out
We are landlords ourselves and we buy occupied houses, including ones where the tenant has stopped paying or stayed past the lease. Nobody needs to move out before we talk.
If the owner would rather sell the house than keep managing it, send it over and we will deal with the owner directly and respectfully.
Past sellers & everyone else
Know someone in the spot you were in?
Past sellers, neighbours, contractors, anyone: if you introduce us to an owner and the house closes, we send you a thank-you.
It is a gift, not a fee. Georgia lets only licensed agents be paid for a real-estate referral, and only through their brokerage, so that is the only way we pay one. Attorneys receive nothing from us for a referral.
