Selling us your house

Are you actually the buyer, or will you sell my contract to someone else?

We are the buyer. Bridging Interests owns and manages the homes it buys — that is the whole business, and it has been since 2004. We do not assign contracts, we do not wholesale, and there is no third party waiting in the background to decide whether your deal happens. The money is ours, which is why we can commit to a closing date and keep it.

How do you arrive at your number?

We work out what the house is worth once it is fixed, subtract what it will cost to fix it, subtract the cost of holding and closing it, and leave a margin that makes the project worth doing. Then we tell you all four figures and the comparable sales behind the first one. You are entitled to disagree with our repair estimate — plenty of people have, and sometimes they have been right.

Will I get less than if I listed with an agent?

Often, yes — and if we think listing would net you more after commission, repairs, holding costs and the months it takes, we will tell you so. What you are trading that difference for is certainty, speed, no repairs, no showings, no commission and no financing contingency. That is a good trade for some houses and a poor one for others. We would rather say so than buy a house we should not have.

What does it cost me?

Nothing to ask, and no commission, no marketing fee and no charge for coming to look. We do not ask you to make repairs or clean the house out. Before you sign anything you will see exactly what comes out of your proceeds at closing, in writing, with no line you have not had explained to you.

How quickly can you close?

We pay cash, so there is no lender, no appraisal and no loan underwriting to collapse in the last week. In practice the limit is the title work — usually a couple of weeks once the title is clear. If you need longer because you have not worked out where you are going yet, that is fine too; you pick the date, not us.

What condition does the house need to be in?

Whatever condition it is in. We buy houses that need roofs, systems, foundations and everything else, and we have taken plenty down to the studs. You do not need to clean it out — leave what you do not want. An honest description of what is wrong helps us and does not scare us off; a surprise found later is what slows a closing down.

There is a tenant in the house. Does that stop this?

No. We are landlords ourselves and we buy occupied houses regularly, including ones where the tenant has stopped paying or has stayed past the end of the lease. Tell us the situation honestly and we will price it. You do not need to remove anyone before you talk to us, and we would generally prefer you did not.

I inherited the house and it is still in probate. Can you still buy it?

Usually, yes — this is one of the most common situations we deal with, especially where the heirs live in different states. What matters is who has authority to sign and where the estate is in the process. We are not attorneys and nothing here is legal advice, but we have been through enough of these to tell you early whether a sale is realistic yet or whether you need a step from the court first.

I am behind on payments or facing foreclosure.

Talk to us early rather than late, because the number of options shrinks as the date approaches. We can sometimes move quickly enough to matter. We are not attorneys or credit counsellors and we will not pretend otherwise — if what you need is legal advice, we will say that instead of selling you something.

If I send the address, am I committed to anything?

No. You get a number and our reasoning. There is no obligation, no fee, and no one will keep calling you if you say you are not interested — say so once and we stop.

Do you buy outside the towns listed on this site?

We concentrate on McDonough, Griffin, Stockbridge, Jonesboro, Morrow, Locust Grove, Hampton, Jackson, Hapeville and Barnesville because working one corridor properly is our edge. If your house is close to that corridor, ask anyway — the worst outcome is a quick no and a straight answer about why.

Renting from us

How do I see what is available and apply?

Available homes and the application are on our listings page, which is kept current — if a house is not on it, it is not available yet, whatever you may have seen elsewhere. Applications are handled through that same system.

How do I pay rent or ask for a repair?

Both go through the resident portal. Putting a maintenance request in there rather than in a text message means it reaches whoever schedules the work and it leaves a record, which is in your interest as much as ours.

Someone is advertising one of your houses somewhere else and asking for a deposit.

If a listing is not on our own listings page, treat it as fraudulent. We never ask for a deposit or an application fee over a messaging app, by wire or in cash, and we do not hand over keys before a signed lease. When in doubt, write to bridginginterestsllc@gmail.com and ask us directly.

What kind of lending do you do?

Short-term, business-purpose acquisition and rehab financing on single-family property in Georgia, in first position only. Fix-and-flip and rental stabilization. We do not make consumer or owner-occupied loans, and nothing on this site is an offer or a commitment to lend.

What do you want to see with an inquiry?

The address and contract, the purchase price, a line-item scope and budget, the after-repair value with the comps behind it, your exit and timeline, what you have completed before, the entity taking title, and how much of your own money is going in. Missing pieces are fine — send what you have and we will ask for the rest.

How fast do you answer?

Quickly, including when the answer is no. You get a decision-maker rather than a scoring model, and a no with a reason is more useful to you than a maybe that lasts three weeks.

Do not take our word for it. Go and look.

This is a category with a lot of people in it who will not tell you their own name. Everything below is a matter of public record, and none of it requires our cooperation to verify.

We are a registered Georgia company

Bridging Interests, LLC has been a Georgia limited liability company since 2004. The Secretary of State's business search will confirm the registration and its standing.

The deeds are public

Search the county records in Henry, Spalding, Clayton, Butts, Lamar and Fulton under our name. The houses we say we own are recorded there, with the dates we bought them — and we have listed addresses you can start with on our proof page.

The homes we rent are listed openly

Our available homes and applications run through one public listings page. Anything advertised anywhere else, by anyone, is not us.

You will deal with a decision-maker
